Daily is the last choice... would you rather me call it "compound interest per day" "compounding pre day" ""times per year interest compounds, each day".

If you invest in new home development at 10% return on a daily amortization rate. 150k to 167K in a year? Thoughts?

And to be fair... there are a lot of OOS investors that do not know about Huntsville and its activity/benefits. I am here to be a knowledge base and help potential investors get their feet wet. 

I am also the agent that has the Exclusive Right to Sell Hyde Homes. If I get to do that along the way, I call it a "win-win".

I have a client that is interested in opening a school/daycare. However, we have a unique problem. We are in lease negotiations on a great building, the ownership group is only willing to put in a certain amount in TI. That amount coupled with the amount that my client the LEASEE is willing to put into the building is not enough to completely renovate the building. Does anyone have any suggestions or know anyone that would be willing to invest in a business model like this? How do we get more renovation money? Silent partners? Equity stakeholders?

You just hit the nail on the head! I was going to pivot this conversation at some point on how to continue investing in Huntsville with a low risk, yet still cash flowing option. Simply buy new homes, by completion you generally have 10-20k in appreciation. With the right floor plans and location the properties still cash flow between 6-9%. Full disclosure... Hey BP! I hope I am not stepping on any toes by posting these articles... but living in this market makes you want to climb a mountain and scream about it. After several conversations with OOS investors and many affiliated brokerages it still amazes me that the secret is not out... Huntsville is one of the uncut gems of the southeast. It boasts one of the highest per capita incomes in the state paired with one of the largest growth percentages within 100 miles. There are projections that Huntsville, Al will out grow Birmingham, Al within 5-10 years. Take a look at these article from only 2 years apart and lets have a conversation!

The entire North Alabama Valley has 4K listings.

However, the hot bed of activity is Madison County which currently has 555 listings across all price points, 173 under 275k. Food for thought... it is crazy here. :)

Single-family residence buy & hold investment.

Purchase price: $180,000
Cash invested: $10,000

First SFR, the plan is to live in it for a while and then turn it into our first rental property. :)

What made you interested in investing in this type of deal?

Great location!

How did you find this deal and how did you negotiate it?

It was for rent, so I reached out to the property management company and bought it from the owner.

How did you finance this deal?

Conventional loan.

How did you add value to the deal?

Completely updated the interior.

Porcelain tile floors are harder to lay than I thought. ;)

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a licensed Real Estate Agent. I used Movement Mortgage for financing and I would highly recommend looking into this company. Very quick turnaround and super friendly staff ( at least here in Huntsville, AL).
