Unfortunately, up here in Calgary its not as easy to do that unless its in a redevelopment zone that the City wants to revamp.

You know that.  And I know that...  :-)

Or perhaps that's part of your strategy, "Hi.  I'm your neighbor...if you don't sell your property to me, I'm going to start building some really ugly structures right next to you!"  :-)

 You smart man you...

See... I'm just too green and naive for this game.  You are right JS, I'll just tell it how it is, hopefully it will be of putting enough to assist them to sell to me ;).

But I still have to find a way to make contact with them... I'll keep knocking for a few days.

Try to find out what his wants and interests are. Generate discussion about the property without directly ASKING him to sell (at least not up front). You should spend as much time getting him to talk about himself and his situation as much as you can, especially since you don't even know if he's interested in selling. If you can help him see value in selling AND make him feel like it's his idea to sell, then you're in there!

I used these strategies when cold calling leads selling insurance and investment products and sales is sales; whether you're doing the selling or convincing someone else to. Make sure you let us know how it goes!

I hear you Anthony, and some good points too, however time is against me as I have to decide to move quickly one way or the other.

I'm currently in discussions with the City on my existing proposal to develop the land just purchased.  Unless I can make contact and make a deal with the owner of the neighbouring property to my investment, I will have to continue on the path I am on.

Cheers

Oh, so he's your neighbor now (in a way)...perhaps another neighbor can provide you his phone number and you can invite him to lunch!

 Nope,

It's an investment property that will be knocked down to build 7 units.

If I managed to get the adjoining property, it could be minimum 12 units... Hence my motivation.

But unfortunately I'm not moving in property as a neighbor

Hey there... believe me, I have tried to meet face to face, but without luck.  Here in Calgary, it seems like people do not like opening their doors to uninvited guests.

So I thought the next best thing would be to write a letter or note.

So here is the challenge,

There is a property that I would like to acquire, but the property is not for sale at this time.  I would like to approach the owner, by making an offer for their property via a letter.  H

Has anyone out there made an approach like this before, and was you successful in making a purchase from a 'cold call' stance?

Is this a crazy way of trying to buy a property?  I do work on the principle... If you don't ask you don't get.  But am I taking this one too far?

I know, questions, questions, questions... but how else do I learn uh?

Hehehe.

I look forward to hearing some well creative ways to approach this

Thanks in advance.

Newbie here :)

Can anybody point me to a good place to find a simple non-disclosure agreement (NDA) that I can use to protect some confidential information I wish to share?  More  towards properties, if there is such a type...

Good point Alexander.

I'll provide a rational with my bid for sure.

Thanks for your clear points on the matter.
