What if you did an owner finance sale?  Would that make it a better deal?

@Mike Cumbie where did you pick up the exam prep stuff and how did you know what you needed to study?  Looks like I might have to get a Washington License online and then test for the Idaho state.  Sure wish Idaho would get with the times on some stuff.  :-)

Hi,  can someone help me with obtaining an Idaho RE License?  The website is a little confusing, I work full time so I'd have to get this while working so I wondered if that might be a problem?  It looks like some of the classes are in person and I'd have to schedule vacation to take them.  Any advise on Idaho?   I checked out the trainagents.com but they don't cover Idaho.

Thank you @Percy N. for your reply. This is a tax assessment value. I'll ask my realtor for a CMA. This would be a 15 year balloon so I'm just a little worried that when the time comes, it won't appraise high enough to refi. I'm thinking of getting my own appraisal. Would that be a good idea?

Hi all,

I am looking at a property that has great cash flow as a rental but the assessed value is about 40k less then the asking price.  There has been a bit of renovation and possibly the assessment was done before that so I'll need to check.  Any information on this topic would be appreciated.

I've been on solar power for the last 21 years.  I am not hooked up to the grid and this would have made a difference but with just solar alone (probably doesn't help that I'm also on wood heat as well), I have had a tough time finding a conventional refinance.    All of the larger banks I checked with won't do it and refer me to a "small town bank".    I haven't explored that option yet.    As mentioned, having solar and being on the grid as well would probably not be a problem with the banks.    I also have a tough time getting a market value because my home is not like others in the area.   Most realtors feel most people want a conventional type home.    

Having been involved with a shelter for 18 years I think reporting the owners is probably not going to work long term.  If the dog is taken to a shelter, the owners will just go get it and nothing changes.  The dog is probably lonely and restricting his access would be the quickest way to handle the issue if the owner of the dog won't do anything about it.
