Hello all! I've spoken to 2 different homeowners (one Single family and one condo) who are interested in selling to cash buyers but their asking price is WAY too high. If I am able to bring down both or either price to below market value (but less than 20% below) , is it worth going into contract with if an investor won't make a large return?

Need more details?

Condo: 577sqft in Flushing NY. Asking price $490K... My numbers show me its worth $390-$415K

SFR: 3150sqft in Bayside NY. Asking price $1.2M... My numbers show me its worth $850K

I'm open to ALL advice!

Hello everyone!

I am a wholesaler in Queens NY and I am looking for advice on pulling in leads. NY seems to be a difficult market to get into (although I'm sure there is difficulty in all markets as a newbie). Currently, I am mailing letters, and I've sent out postcards in addition to driving for dollars. This is where my 40+ hours a week is currently going!

I've managed to speak with a lot of investors who have given me their buying criteria but can any investors share on what has been the most successful strategies for you in NY?

I am also interested in co-wholesaling!

Greetings! I'm an investor looking to network and learn about different strategies to lock in deals. I focus my investing in Queens, New York. I work with distressed homeowners to purchase homes with good potential. I am looking for other investors who would be interested in purchasing homes at a discount.
