@Ned Carey can you recommend a local lender in Baltimore or surrounding counties for acquisition and or refi? 

@Eric H. thanks so much for the info. I'm looking in 21206, 21218, and 21214 (East Side). I'm going to look into that lender. I think the only way for me to get started is to buy something in the same price range but its just so scary with all the rehab. For your first loan thats great they gave you no money down! I guess your "skin in the game" is you purchased the house... How did you find the property? What where your repair cost? Congrats again!!!!

Congrats Eric!!!! Glad to see you completed your task... I'm still stuck on the ledge... it is great that you have your wife to share this experience with... I am in Baltimore as well if you don't mind sharing more details... what zip are you in? What was your aquisition cost? What lender did you use? Seems like he was a big help. Was this a private or hard money lender? What was you down payment? Are you focusing on renting to section 8? Sorry for all the questions and if some are too personal I understand. Its just that you are closer to home than some of the other contributors here so its would be more real to get your outlook on things.

I agree with the previous post, Baltimore is a block by block community. The communities that you mentioned are pretty high unless you luck up on something... I would try near by communities that are a few blocks away. Zipcodes that I am currently interested in are 21218, 21212 (surrounds Hopkins, Loyola, and Morgan State) I have found they are mostly good areas for rentals... 21239 and 21206 are looking good for flips (they surround Morgan as well)... I hope this helps but you really need someone who is directly familiar because it is truly block by block... for example I went to an auction just last week in 21218 that started at 15K. Some "out of towners" pushed the bid up to 47K. It wasn't worth it... With the neighborhood it would have been good to rent but definitely not flip plus it needed a ton of rehab. However if it was the same house 4 blocks away it would have been a sweet deal. 

Hi @Shaniqua have you moved forward with lending from Navy Federal? I am a new investor looking for lending on my first deal. Please give us an update... in the mean time I need to find someone that can get me into that credit union. TIA

Hello all! I'm a newbie in the Baltimore area. I have my eye on a possible owner finance deal. Looking for suggestions for a refi lender once I rehab and have a renter. Can anyone recommend a newbie friendly lender? 

Hi Alex, very inspirational. I'm in Maryland. I'm also a newbie, scared to pull the trigger lol. If you don't mind sharing what bank do you use to refinance? I have my eye on a possible owner finance deal however after acquisition, rehab, and I get it rented I would like to refi... pull equity to pay previous owner and of course roll money into next deal ... just trying to put the pieces together.  TIA
