I would definitely skip on these tenants. Too many red flags and who knows if they will actually be able to afford rent after paying the deposit.

I like Joe's idea of artificial grass. With the property being in Phoenix, I don't think it's a good idea to put in sod. You could caution them about the high water bills and the low likelihood of the grass surviving the summer and see if that changes their minds.

I would follow up just to make sure the applicant isn't having any technical issues if it's an online application. It also helps to reach out just to confirm they are still interested.

Congrats Nadir! Yes, I would definitely go with the first of the month with a short grace period (2-3 days after the first, then you charge a late fee). I would either do online rent collection or money orders. 

As far as finding a tenant, I would recommend using one of the landlord software platforms out there that will syndicate your listing to dozens of listing sites (i.e. Zillow, Zumper, apartments.com, etc.) and also post to Craigslist and Facebook Marketplace. 

I also think it's a good idea to hire a property manager since you are out-of-state! Best of luck.

I think providing free paper applications, then screening them online is a good idea. Saturday morning or afternoon is an ideal time to do the open house.
