We did decide to buy the home! We know that not only is it the house for us at this time, but it will appreciate in our favor at the time we need to sell!

In a situation where we need housing soon.  We originally had several months, but things have changed and we needed somewhere to live yesterday!

We had planned on marketing for a deal, but with the changes, time is not on our side. With that said, we have been working with a local realtor and found a house that is barely FMV.

Our idea was to fix and flip/hold the home we were going to live in. With the FMV property all expenses would equal what we could rent it for. We also require $0 VA loan.

With all this in mind, should we hold off on buying and rent while looking for a deal or should we purchase this property for our primary residence?

One other additional caveat, the FMV property is in a vastly growing area in a desirable neighborhood which is excepted to appreciate over 5% in the next year.

Any thoughts?

I have worked at multiple rental properties. Each with late fees. The latest was $25 if paid after 5:00pm on the 5th. Then $5 a day after. That was in upstate NY. I believe what you are charging is reasonable. After all they signed a contract stating they are responsible for paying rent due on the 1st!

My husband and I are new to the Georgetown/Fort Hood, TX community area and are looking for great investment opportunities.  We are open to what works in this area.  We will be living here as well. Please let me know what areas will bring us the best cash flow.  Also where we will find those "great deals". 

I am also eager to become a licensed real estate agent.  Has anyone become an agent and also started to invest?
