Beware of agents, lenders, and contractors... Outside of that it is a great business. LOL

Oh boy, how do you get anything done with bad agents, lenders, and contractors?!

Title says it all: What's something nobody tells you about Real Estate Investing, but should?

I'll go first: THE MAIL! and the TEXTS! It's overwhelming. I've never gotten more snail mail in my life (mortgage statements, bank statements, invoices, etc.) and it seems like every time we turn it to "paperless" options, the mortgage is sold and then I get all new mailed statements to turn off again. Also, all the texts/calls from people looking to buy my properties... I'm not selling!

What's something YOU learned that nobody talks about in Real Estate?

I think some STR investors don't think of themselves as investors and come from the hospitality industry. I also think some STR investors don't think of themselves as hosts and that also causes problems (another conversation to have!)

But! BiggerPockets is the center of the venn diagram between "investors" and "hospitality" IMO!

Hey BP STR hosts! Do y'all decorate at your STR for the holidays? If yes, why? If no, why not?

I'm the type to not put any energy into extra work into the STR unless there's a clear ROI so if y'all have any guest testimonials or reviews that specifically called out decorations, I'd love to see 'em!

Post: Is it rude to have your agent walk each property for you before you put in an offer?

Quote from @Mary Ainsworth:

Hello!

I am investing out of state and this is my first property, therefore, my agent has to walk and facetime me when viewing properties. I was told recently that I shouldn't make them walk all the properties with me/for me as that's inconsiderate of their time.

However, I don't want to put in an offer until I at least see a video of it.

I do see the person's point though, as I am willing to look at a lot of properties, but all my offers will be competitive. So I don't see myself walking more than a couple of properties for every offer I put in. And I don't see myself putting in more than 3-5 offers before one is accepted.

I am also analyzing every property before bringing anything to my agent.

My question: Is it inconsiderate to have them walk every property I want to put an offer in on? If that's only maybe 1 to 3 properties a week and only 10-15 in total?

Thank you!

I would say if your agent is balking at this, they're not friendly to investors and especially not friendly to OOS investors. They'd be walking these in person with someone if they lived locally and have potential to make a great friend (YOU!) forever and you, as an investor, will likely buy more properties than the average person they are working with.

I would find an investor-friendly agent in the area using our Agent Finder instead of continuing on with someone who isn't willing to work for you!

Hello. I'm planning a move to Ohio next year sometime and I just wanted to reintroduce myself here. I am a content creator and I do freelance writing. I look forward to meeting everyone here.

Hi DeAnna! Are you looking to purchase a home in Ohio? If so, I suggest starting a conversation with a local agent in the area to figure out best locations/investments/path of progress etc.

I recommend using Agent Finder to match with a local, investor-friendly real estate agent who can help you find that perfect spot!
