Welcome back to real estate Kathy!  I have family that life in Springfield and travel there multiple times a year. I live in WY.  What I do to create a list of investors for various reasons is reach out to REIAs (real estate investment associations) and see if they have a facebook group or some other way to connect (in addition to their meetings).  Also find other FB groups that are location specific to where you're looking.  These are easy and cheap ways to find some people.

I personally like to have cash buyers, their portfolio, property types, recent cash purchase date, purchase price and contact information before I contact them or have a deal. Having everything eliminates me having to contact them and ask them their buy box and not waste anyones time. I'm used to dealing with real estate cash buyers with corporate entities who purchase a handful of properties a month. There are currently 24,675 active real estate cash buyers in Missouri. You can search by location yourself at Agreedment https://agreedment.com/us/Missouri. I've used other services and software before but I've never was able to get their contact information of the actual buyers behind corporate entities before using early versions of Agreedment. Other services and software help me get some but not all the cash buyers actively buying properties.

     You can use software like Propstream, Privvy, Batch Leads, etc. that can pull cash buyers for you. Once you pull that data, you will have to skip trace it. Most of the softwares can do that too. Once you have the contact information, you should contact them and ask what their buy box is exactly, then you can hunt down the types of properties they are looking for. This process is called "reverse wholesaling". Feel free to connect if you need any further advice. Best of luck!
