I am looking for house to flip in Houston and I've been through 3 contractors in the last 2 months.  I know good/reliable/affordable contractors are hard to come by.  If you know of anyone you'd like to refer, I'd appreciate it!  I've had one charging high prices, one charging what seemed far too low and one in the middle but getting responses from them has been challenging.

Hi:

I'm just getting started looking for my first fix/flip.  I live very rural MO, but I am looking in Fort Wayne, IN (my daughter lives there).  Does anyone find off market properties and then use your realtor to make the deal?  If so, does the realtor charge a full 6% commission for that deal or just half?  Or is there some other deal that can be worked out?

Thanks for your feedback.  I'm sorry it didn't work out for you.  I've been leery from the very beginning of doing a partnership because I know so many things can go sideways with them.  I'm trying to be overly cautious and make sure we are all protected.

If you choose to use LLCs, then you each have your own LLC and each LLC is a party to the Joint Venture Agreement (written up by an attorney) LLCs require careful maintenance in following the Operating Agreement in order to retain their value. Most investors don't have the personality to do that and their LLC becomes somewhat pointless. You can use Universal Coverage insurance which is much cheaper and easier to maintain for more protection. (In my humble opinion.)


You don't want to be subject to any of the other's relatives doing stupid things and you getting sued because you are all in one LLC or Partnership. Sounds odd, but that is how it works. So, maintain a professional business relationship and put barriers between liabilities.

I suggest one of the LLCs is the one used to open a bank account and run all related income & expenses through it to avoid the accusation of commingling funds, to be able to write checks and to send and receive wire transfers. The IRS will appreciate it when they audit you. 


Another quick question...All 3 of us are newbies at REI. We've been told that we should be doing a separate LLC for each property we fix/flip and then end the LLC after the property is sold. If that's the case, how do we do that in a Joint Venture? Just one of us do the LLC for the property? The same one that would be doing the bank account?

Thanks for the reply! We actually all have our own LLCs already. So you think it would not be a good idea to do LLC with all of us as partners. Makes sense to keep it all clean. Can one JV agreement be done to cover multiple yet-to-be-determined projects or do we have to do a JV agreement for each and every project we work on together. We would definitely be using an attorney. I'll check out your links, too!
