Several years ago in California, Section 8 rent was reduced across the board by something like 25% in spite of the existing contracts.  After seeing that, I was never interested in Section 8.  If the government can ignore their side of the contract and reduce the rent without following the current contract/agreement, then Section 8 contracts don't mean anything.

Its likely a fake post trying to rile people up. Some people spend their time trolling on the internet to get reactions.

Are you sure they are still in the rental?  If it appears no one is there, follow your states laws about posting notice of abandonment, etc.

Check the public court records if available online in your area.  If they have done things like this before there may be outstanding judgements and warrants so there may be people very interested in knowing where these people are right now.  If things get a little hot for them, they may leave town suddenly.   If you are on friendly terms with your local sheriff or deputies, you might find out if there have been any calls about the tenants.

So far all but one tenant has paid (everyone who pays by now in the month has paid.)  We have one that always pays after work on the 1st so that will be later today.  We had already spoken to all of our tenants to find out how things are going for them.  We have one vacancy that we will probably leave empty for now unless a really good applicant turns up.  We had one applicant who lied about having no evictions but it came right up on the public court access.  We have one single family under renovation right now.

Go ahead and start the eviction because sometimes they still stay in the unit even after they have used the deposit up for rent and the longer you wait, the more rent you are out.

First she should pay off any debt to the previous landlord.  Eviction plus leaving the landlord holding the debt means that even those who will let one eviction slide will not likely rent to her. I don't let an eviction slide so she needn't apply for one of my rentals.

It is a legitimate allergy, but you may be able to have the carpet cleaned using white vinegar in the shampooer or another additive that will neutralize the cat saliva and dander.

If this is their first rental, expect that you will have to train them about being a tenant. Some landlords deny for not having a verifiable rental history.  Others give them a chance.  It is your process.  Some ask for a cosigner if there is not a rental history.

Be sure to keep the sealed package when it arrives back and keep all evidence showing you attempted delivery in case 'PITA' decides to go to court.
