I’m calculating for LTR. Before buying a property for MTR, I’d like to know it cash flows as an LTR. I’be been looking in Houston, TX and have not found one yet. Any leads in the Houston market would be much appreciated

Hi all,

I'm looking to find information on how much a duplex can rent for. Rentometer lets users input the number of bedrooms and an option between 1 or 1.5+ bathrooms. Do I enter all the bedrooms in the duplex, or just for one unit? Duplex has 2BD/2BA for each unit, and each unit has an office space that can be converted to a bedroom.

Hi Jamie, does that property cash flow long term? Does cash flowing long term matter for you in your MTR strategy?

Hi Allen,

Newbie here, how long did it take you to find a deal in Richmond, VA? Did it need to cash flow long term for you to go for it? I've been looking for 3 months at Norfolk/Virginia Beach to do MTR, but have not found something that also cash flows as an LTR. Though I'm interested in MTR, I thought it wise for it to cash flow as an LTR, just in case. Lastly, do you look for something that cash flows at least 14%?
