Hi all,

I'm hoping the title is catchy enough: I'm looking for median home price to rent ratio by county to find markets that meet the 1% rule. Any pointers where I can find that?

Hi Aidan, congratulations on the formation of your business, I'm looking in Pok as well. For data richness and convenience, I recommend Propstream for $100/mo. For accuracy, I agree with Kiernan, public records are the way to go. Dutchess county's parcel access has a "Sales" section in which you can filter by date, property type, building style, much like Zillow. Though I think being in NY, a disclosure-state, Zillow is plenty great.

Say you live in a state different than where you wholesale, do you form an LLC in the state where you do business or where you live?

Hi all,

I have a Q about comping: there's a sfh 4bd/2ba with an additional 2bd/1ba attached ADU, like an in-law suite.

How do you know if there’s proper permitting for the adu?

How do you comp for this? There are 4/2 sfh with about the same sqft but none with an adu that I’ve come across. This one is priced like a multifamily.

@Corby Goade thanks for sharing an alternate perspective. Just to confirm, "off the MLS" means buying retail, properties listed on Zillow, Realtor, Redfin, etc? In the early days of BP podcasts, I'd hear investors becoming real estate agents to get access to the MLS—don't know why you'd need that if anything listed on the MLS also shows on Zillow

To close fast, within 7 days as mentioned above, I'd imagine you'd either need your own cash or to borrow from a private and hard money lender. Where would you find a private/hard money lender? What're going rates and terms?

Say this property is for buy and hold, there's light rehab to do that takes 2 months, you borrow from a private/hard money lender the amount to close the deal fast and rehab. Once that is done, the investor would then take out a commercial loan to payback the private/hard money lender?

@Tim Delaney just confirming here: buyer brings inspector to look at the property to gauge how much work needs to be done. Then this scope of work will reach contractors for an estimate (assuming light rehab in involved). These steps are all fine and part of the purchasing process prior to reviewing the purchase agreement right?
