Yes, I'm using a traditional mortgage banker but will look into investment loans.  I thought hard money was only good for fix and flips.  Let me know if this is not the case.  Thanks for the suggestion.

I'm a newbie and have the opportunity to purchase two investment properties for 425K but bank requires 25% down however I only have 95K sitting in the bank.  Wondering if I can use creative financing to acquire both properties.  Any ideas/suggestions would be greatly appreciated.

@Sean Toomey thanks for the response.  Yes I have been looking at some areas with multifamily properties but the numbers just don't seem to work.  I would appreciate any assistance you can offer.  I just need to fully understand exactly where I should focus my efforts.

Hello, I live in NYC and I am currently looking for my first investment property.  I am interested in Connecticut because it's a much cheaper market.  What are the best areas for good positive cash flow?  Any assistance would be greatly appreciated.
