My husband and I are considering purchasing a condo in the Napili area on the point for STR and personal use. We love the Napili area, but are nervous about the Napili Bay erosion issues. The point area seems safer as there is rock rather than sand oceanfront. Does anyone have experience owning in this area? I would appreciate any pros and cons you can offer with this area and specific condo complex.

Thanks you so much for your input! My husband recently inherited a duplex in Newport Beach that is a LTR. We have one renter who has not paid since March (and not responding to requests for documentation of Covid hardship) and another unit is only paying partial rent. We thought LTR might be the way to go to avoid this issue with the eviction bans. It sounds like there are potential problems either way you go.

Can anyone share experience with STR's in Mission Beach, San Diego? I'm looking for information on occupancy and cash flow in a non-Covid year. Also, curious what property managers are charging in the area for STR's.

Thanks for your input everyone! I personally think it’s crappy to benefit from my family’s business for years and then bail out when there’s more work involved, but I guess my personal business ethics are irrelevant at this point and I need a plan to move forward. My contract says the PM Co. needs to give 30 days notice, which they acknowledged, but they want to terminate now. I haven’t decided whether to hold them to the 30 days, because I’m worried they won’t perform with the ill will that’s developed. It sounds like my selling agency will help us manage if need be. I’m mostly concerned about following Covid regulations with the tenants through the sale process. Can anyone point me in the right direction of where to find the newest Covid regulations or would you recommend consulting with  a real estate attorney? As a newby my fear is that I will inadvertently violate a regulation.

Also, I should add they are on month-to-month leases.

Thanks for the responses! I’m in CA. One of the properties is a duplex and our real estate agent said it’s about 50/50 whether or not an investor will want to keep the tenants there. The other home most likely will go to a builder. The value is in the property. Typically it would be 24 hr notice to show, but does anyone know if Covid laws affect this? We will only show after we have a serious offer.  We also wanted to go inside to take photos for listing.

I inherited 3 properties from my father in Feb. Now that I’ve informed his long-time property management company that I’m selling, they sent me a letter wanting to terminate our contract immediately. They stated concerns about Covid liability and the extra work involved, but really I think they are upset that I chose a different company to sell the homes. Is this typical practice? It seems unethical? I’m assuming it will be next to impossible to find another company when I’m in the middle of selling.
