@Kenisha Chapple Every lender is different. Explain your deal and see if they will lend and at what terms. Negotiate from there.

@Jim Workman I would change custodians without an administrator in between. I use Equity Trust Company for my traditional IRA and Advanta for my Roth. Neither have an administrator. Whatever that is. I deal directly with the custodian and although they have picky rules I am correctly guided with the first phone call.

@Nicole Adams you will probably not like my advice but:

If you truly have no time or money hunker down at your job and work like a dog.

If you have no money but a little time stay active on BP, read books and educate yourself

If you have no money but more time educate yourself, attend REI's to start networking and if you still have free time go to a realtor and offer to sweep the floor or whatever he needs as a volunteer to learn the business.

If you have a little money and a little time do NOT spend it on seminars, classes or other "lie to me and make my dream come true" activities.

Sounds good BUT be sure the value of the property is really there. AND even though he is a friend run a credit check. If you feel comfortable with what you find go for it.
