Jonathan, by owning a home there is inherent liability.  If you aren't hiring contractors with their own insurance, you could look into a waiver or make sure you have a big enough insurance policy to cover accidents.

When I say upfront fees, I mean thousands of dollars.   I've seen programs that require  $2500-5000 just to apply.  No thanks

Hello, I'm an investor in Metro Detroit since 2008. In the last 2 years I also started purchasing rentals. I've bought one cash and the other with a conventional mortgage. Does anyone know of lenders that do not charge outrageous upfront fees to lend on both that using equity v income? Obviously with conventional mortgages, we are restricted by DTI. Thanks in advance!
