I would think that encapsulation would be substantially cheaper considering there is already paint on the brick, and you won't have as much of the next layer of material absorbed whether it be paint or stucco.  The labor cost associated with stripping/safety precautions needed as per @Brandy  are a killer.  Good luck and please post an update about what you choose to do.

Hi, I am a flipper in MD and interested in automation to increase leverage in my business. Similar to many other investors out there this year I can no longer find deals on the MLS that are worth doing after the competitive bids start racking up. I am developing my Direct Mail program from scratch but am looking for 2 deals RIGHT NOW and won't be seeing direct mail results for awhile (as per the hyper valuable forum posts I've checked out on BP). Networking has produced some wholesaler leads, but I have not been pitched a property I'm interested in yet. My market has two Wholesaling Giants that blanket mailboxes and buses, then they sell crazy high to inexperienced investors. Almost everyone else I've met doesn't actually have deals. I've seen advertisements for Kent Clothier's Find Motivated Seller's and the "Pre Vacant House Goldmine Program", and am wondering if there is any reason to invest in a system to keep things moving while I get my marketing deployed.

I previously asked about Kent Clothier's System and saw some lukewarm reviews of it.  Are my high volume investors out their using staff to manually evaluate the typical tax/probate/auction suspects?  Are you going old school and door knocking because your Direct Mail response rate is getting killed?  Would you recommend a particular system to an investor who has done a few deals but is not looking to hire until roughly 6 months from now?  Or would you recommend a specific forum post to check out with thoughts on getting some deals started now.  There are innumerable places to throw your money, clearly we only want to choose those that give us the best return.  Thanks for your help!

Hi Laura, Have your contractors out ASAP if you did not do that as part of your due diligence, and don't sit on permitting (if necessary).  If you need recommendations on vendors ask your active local realtors or try HomeAdvisor.  Also, I recommend having an agent or mentor come with you for a walkthrough at the property to identify what work should actually be done for the best return.  As you mentioned there is some emotion involved, and it would be good to get a second opinion.  I spent too much on my first few flips and could have used that kind of direction!  Good Luck!

Hi There,

I've seen a few threads from some years back with some lukewarm reviews/decisions to avoid "Find Motivated Sellers Now" software.  Has anyone used it with success recently?  I am a fix/flipper in a tight market and looking to expand my opportunities past the usual.  Also,  I'm interested in automation of processes.  Thanks in advance.
