Hi Dawn,

That market is super tight right now. I just sold a rehab on 42nd Pl in Hyattsville and the buyer made an offer after driving by before I even listed it. Now is also a crucial time to make sure you are not paying too much for a rehab property. The ARV in our market is softening but acquisition costs are still high. In other words, if it's not a REALLY GOOD DEAL don't buy it right now. Thee are a lot of people out there making mistakes. This might mean waiting but it's worth it to not lose your shirt. You'll need to procure leads off market, but the areas you are looking in have a lot of investors as well. I would suggest door knocking and other things that larger investors don't want to do. Also, if you find a deal you might want to consider wholesaling it instead of flipping its its your first one because you'll probably make more for the time invested. Either way, it needs to be a smokin' hot deal.

Hey @Chad Madlock,  I think there is some key information missing that could be important.  Do you have a trusted contractor already?  It is much easier to get started if you already have a working relationship with a contractor.  You have to put a lot of faith in them when you don't have experience.  If you don't I would have more than one give you an estimate and (as mentioned earlier) speak to their recent references.  You might break even on this deal but you will learn a lot by doing.  You are already in this thing, so get the most you can out of it.  Ask questions on the forum when you are unsure if you don't have someone else to guide you.  And keep moving forward.  All investors eventually lose money on a deal, the question is if you improve your business as a result and do better next time.  I applaud you for making the leap,  and suggest you get as much help as you can to get this thing across the finish line.  If you aren't already you should be looking for a Real Estate Agent who works mostly with investors.  A retail agent WILL NOT be able to help you.   Good luck and keep us posted!

I'll admit it,  I signed up for one of their classes, and later cancelled after seeing reviews online.  As mentioned above, I found someone local to learn from and that has been very productive.  At the meetings you go to try to meet other attendees and follow the general advice on this site by seeing how you can add value for them.  You'd be surprised at the connections you can make.  I mentor someone I found on Biggerpockets for free because they had project management experience that was helpful to me in my business!  Now he is starting to wholesale me deals!
