Hi all,

I have a potential renter who is using a realtor.  I'm managing my rental house on my own, from listing, to showing, to background checks, and contract signing. My question is, what is a fair commission to the realtor for finding my house.  Thank you all in advance for you responses. 

Uhmm..I don't have that feature..it may just be for pro member.  

@Rich Ng, their lease expires next year, May 2017.

@Rich Ng.  I wish I can keep her. She's been a good tenant, but she already said she doesn't know anyone that would rent the other room and she definitely can't afford it. And yes they are still in lease.  

I agree with the majority of what was suggested here.  Now that I know that they want to move out, I actually want them out of my property asap, but they want to move out on October.  Summer is here and this is a good window to find new tenants specially families with kids.  I just have to find a leverage to get them out asap. Thank you all.

According to our contract  if a tenant is or becomes a service member or a dependent of a servicemember then they have a special statutory rights to terminate the lease early.

Thank you all for your suggestions.  I agree with Ron T. I'm concerned about the Srca rule which may apply to her.  

Hi biggerpockets members.  I would like to ask yall opinion on how to deal my situation.  My tenants are both female, and they are friends.  Today we received a text from one of them stating that she will be planning on marrying an active duty military personnel and wanting to move to Virginia.  They are both on the lease and so the other tenant cannot afford the rent and also need to move out.  I probably have to call a lawyer but I thought I'll just throw it out and see if I can get some good ideas on how to approach this situation.  Any tips are greatly appreciated.  Thanks.
