All experienced in investors say that you should be focused in one niche so that’s why I have this dilemma- what path to choose in my situation (renting).

Yes, that’s the building. I underestimated set-side money for closing and repairs probably. But I also wanted to see what numbers it would bring with this current sale price (I think it’s like $459000). The seller says he would consider any offers, so I also wanted to see what would be adequate sale price for property like that.
