#askBP,  my question is explaining how seller financing benefits the seller.   I often see it explained as benefiting the buyer/investor.     Cover all sorts of situations.   In mine, it was a cash purchase in December 2007 for personal use in the country.   My primary place to be moved two hours east and made the trip twice the length and not fun.   But I am not desperate to sell.   I have other things to do with the money, but if it doesn't cost me, I can wait for it to sell.

Thanks for all the help.  I decided to let the plumber supply it.   It was a good choice.   I've only had the property for two months and I learned some of the plumbing is not up to code.   I asked the plumbing co to give me an estimate to do the work.

Yes, Mindy, I own the property outright.  I bought it with cash 7+ years ago.   I will look for a real estate attorney who can draw up a mortgage and get an idea of the costs involved.   I'm not yet sure I want to take on the risks.

I am the owner of a property in rural Vermont that I hope to sell, but will rent out if I don't get a good price.   Recently someone proposed that I offer owner financing.   I do not know much about it.    From the point of view of the owner/seller, what are the benefits and what are the risks of owner financing?

I have a question as a new three family house owner.   Previously, water heater issues arose so rarely in a single family house, but now it will come up more often so I need to learn.

Is it best for me to buy the water heater  or  should I have the plumber supply it?

I'm asking after looking into buying one at a big box store and seeing the customer reviews are all over the place, poor to excellent.

If I buy it, is there a better place to buy it?

Jordy, I agree with what Ned said:  contact the auctioneer with your questions about cash only, and have a conversation.   Because I do this work (hold auctions for courts), I can tell you that (so far) anyone who follows the rules gets extensions from me.   Ask, learn, and make decisions with the information.

I am curious about something.  I posted previously that I own three properties and might sell two of them.   One of the properties I plan to sell is in SW Vermont.   I chose the real estate agent because she is the one I contacted when I saw this property for sale on her website seven and a half years ago.   I liked her spunk and her responsiveness, so she was a natural choice when I decided to sell it.

She mailed me a large packet with pages to sign including a listing agreement.  I was surprised to see she wanted an agreement for a full year.    I had never sold property before, but this struck me as too long, so I changed it to five months.

What is the standard length for listing agreements?

Another issue is she told me she would send me back copies of all the papers I signed -- very clearly stated in her cover letter.    Now she wants to hold them until we have an agreement about the length of the listing agreement -- my own signed papers.

Red flags are going up for me, and I want to check my judgment about this.

Does anyone with more experience selling property have any thoughts to offer?
