Barry Nalebuff was one of my professors in grad school. He is a legend at the business school. He also has a great book called "Why Not" that is an easy, short read that teaches you to challenge why we do things certain ways.

I'm helping a friend start to get her books in order.  I have some experience with Quickbooks Online, but not for RE.  Has anyone purchased a course by Gita Faust at FastTrack Consulting called "Flip with Quickbooks Online"?  Any reviews?  Is it worth the $199 price tag?

BA in Econ and Environmental Studies from Baylor. MBA from Yale. Then married a fighter pilot and had 3 kids. Had the 3 kids quickly so they could get into school fairly soon. They are slowly getting there! For a long time I thought I would try to go back to corporate America (worked in finance for Oil & Gas company and in commercial banking), but I think an entreprenurial gig would be better with my main responsibilities as a Navy wife and mom. I think my education taught me how to juggle 20 different things at a time. It wasn't overly difficult, but it was a lot of work (the MBA was).

I am trying to help my dad who is retiring this summer after 40 years of owning his own dental practice.  He has never really done much with the "business" side of things.  Now he needs to sell this practice/building and doesn't really know what to do, so I am trying to help him.  He kind of has "paralysis" about it and should have started working on a transition plan a long time ago, but just kept putting it off.  

So, BP, how can I help him? His plan is to write info on an index card and try to hang it at the 3 dental schools in Texas (San Antonio, Dallas, and Houston). I'm thinking we might need other marketing avenues as well. :-)

Anyone know hungry commercial brokers in San Angelo, TX that might want to work with a kind of cranky dentist and his outdated practice? Do we need a more specialized medical practice broker?  Are there commercial/medical "flippers" who would want to try to rehab the place and sell the business assets too?  At this point, does he even try to monetize the business part, of just sell the condo?  He wants to stop working this summer.  To say he is a "motivated seller" is an understatement.

He owns the building he works out of and his equipment and records are obviously worth something, but the equipment is not very modern and his records are still paper records.   It is a simple, no-frills place. He gets the job done and has no shortage of patients (he's got low prices).  He says he doesn't think the "practice" part of it is worth much at all because the records aren't electronic and his equipment is old school.  I bet it is worth more than 0.  

The small property is probably about 1200 sqft with 4 operatory rooms (though he only uses 2 now).  It is in a medical condominium type of a place, but not a fancy new one.  The building is probably 60 years old.  The plumbing in the place if for a medical practice, but I guess the pipes in the middle of the rooms could always be covered up.  There would be other cosmetic work/deferred maintenance that needed to be done.

Gross revenue numbers are tricky because he has only worked 3 days a week for several years and then he tried to work as few of those days as possible.  And he likes to barter dental work for other services (house painting, roof fixing, tree trimming, etc).  "You need a root canal? Your kid has cavities?   I have a tree that keeps clogging my gutters.  Let's make a deal."  


I dont own any rentals yet, but feel like I am getting close to making the leap. I have been toying with the idea of offering a modest discount if the tenant completes Dave Ramsey's Financial Peace University class. I was thinking it would be beneficial to them and having tenants who are focused on their personal finances would probably bring me benefits as well.

I'm trying to get positioned to break back in to the workforce after a hiatus (6 years) to be home with my little kids.  Though I'd really prefer to transition back with a part time role, I applied for a full time job for a small commercial RE investment firm.  I'm not exactly qualified anymore (I might have been right out of B-school) and I have no industry experience, but I'm not letting that stop me.  I didn't receive a response, so I followed up after a week, and to my surprise the founding partner at the firm sent an interesting reply, including this sentence--

"If you would be willing to work as an independent contractor agent on 100% commission and learn as you go, I would be willing to speak with you."

Questions-- 

He uses the word "agent".  That implies courses, tests, and license to me.  Is that right? 

And my research leads me to believe that CRE is real "feast or famine" type of work where it takes months and months to close a deal. Thankfully, I don't need a lot of money to start out, but I would have significant child care costs if I was doing this full time, thus hard to afford a 100% commission job if I wasn't getting paid for long periods of time.

Lastly, is it even realistic start out in CRE "part time"? That might help with the child care cost problem.

Thanks Lynn and Doug for your replies.  We leave for Christmas in TX in a couple of days, but I'm going to jump right in when we get back.

Hello, Julian.  New member here, too.  I just posted a question on the Virginia Beach Forum about any sort of networking events, etc.  Maybe we'll meet there.  My hair kind of gives me away at social functions!  

Ryan, Glad to see we have some BP "Pros" here.  Did you see my post from yesterday in the local forum?  Know of any meetings or auctions I could attend just to get immersed?

I've been lurking on BP and reading a lot. My husband and I ultimately want to be buy-and-hold investors when we relocate back home to Texas, but for now, the Navy has us in Virginia Beach, VA. Instead of waiting around until we settle somewhere, I thought flipping might be a way to get our feet wet in Real Estate and quit sitting on the sidelines (sorry for my mixed metaphors).

Any local folks have advice on how we could do this in 2017?  We would spend our own money to do this.  We are moderately handy and are eager to be very hands on just to learn as much as we can.  Also, I have the time because I just stay at home with my young kids. I'd like to go to any RE monthly meetings.  Dates and times? Any info on court house auctions I could go observe?  What else could I do to learn quickly?

I want this to be the top of my goals for 2017.
