I need ideas on flooring of townhouse. Input is 2 floors house, the first floor has cement floor, the second is covered with plywood. The previous owner had carpet on it, but they removed it and I've been left with plywood only. In between there is a beautiful unstained oak stairway (previosly covered with carpet as well). The kitchen is on the first floor, has to be completely remodeled as well. Since the stairway is dark wood, I am thinking to put dark hardwood on the lower level. My options:

1. Dark click hardwood on the first floor, carpet of the second, refinish stairway to match the dark hardwood.

2. Dark click hardwood on the first floor, carpet of the second and carpet of the stairway.

3. Dark click hardwood on the first floor, carpet of the second, refinish stairway to match the dark hardwood.

4. Dark click hardwood on the first floor and the second floor.

5. Dark click engineered hardwood on the first floor and the second floor or carpet on the second floor.

I plan to resell, and this is a prime location, so I need to have a "luxury impression". Engineered hw is easier to install and it is cheaper, but would the buyer ask about it or can we put it as "hardwood floor" to the MLS ad?

OK, I did not read the comments, but let me drop my cents right away. First of all try to make it as a habit "no happy feelings before the contract got signed by both parties". Even the executed contract should not guarantee your happiness, because the seller CAN exit the contract during the attorney period. The seller's agent, if a good one, must entertain offers during whole time until the closing. What happened to you is unethical, and does not feel right, but it is legal. You can not do anything to punish this behavior. In it's turn, your agent's priority is to make the deal to go through. The fact that the agent delayed does not mean anything, once again even if the seller would have singed the contract they still can get out of it with a better offer. To give you an example, a seller received an offer next day the house was listed, and accepted it, in 3 days after the seller received a better offer, his attorney gives undoable conditions to the already signed contract, like bringing a closing day earlier. Yes, it is not legal to cancel the contract based on the new offer, but nothing stops the seller to change the closing date or whatever is in the contract (except the purchase price, of course, this attorney can not change). Having said that, you should relax and search for more investment opportunities, and keep an eye on the one you tried to buy.

Hi All, I need some estimates on the labor cost for (a very standard) bathroom renovation in chicago. I need to change bathtub toilet, put in new faucets, vanity, put in new tiles and paint it (it has wallpaper right now, so in need of preparation for paint). I also have toilet separate from the bathroom, I would call this 1/2 of bath. I need to change vanity, faucets, toilet itself, tile the floor, paint and install lights. I've attached the look of the bathroom. If you have a reputable handyman who can do this job, please message me the contacts...

I would get more realtors. Also your granite counter top does not play a role in the price, trust me. It can help the buyer to get emotional about the house, but what matters is the location, square feet, number of beds and baths, tax per year. The realtor should have an access to recently sold properties. I would not trust the websites info, they are not accurate. Good luck!
