Purchase price: $110,000
Cash invested: $65,000
Sale price: $490,000

Major live in fixer.

What made you interested in investing in this type of deal?

The numbers made sense.

How did you find this deal and how did you negotiate it?

Off market, total honest negotiation of on market profits for the seller verses selling to me or one of my investors.

Hey! Does anyone have a good letter to notify tenants that a property is soon to be listed?

Hi all! I'm purchasing a lot via seller finance, and I have a client purchasing via cash and borrowing money from parents. Does anyone have some good basic contracts to share?  

I just want to say how much I love this thread, so helpful!  

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $110,000
Cash invested: $65,000

Major fixer, still deciding whether to rent or flip when complete. ROI will be huge either way.

What made you interested in investing in this type of deal?

The price! Couldn't be beat!

How did you find this deal and how did you negotiate it?

Off market, other investors had turned it down due to the amount of work. I offered 100k, she wanted 150k, but sold for 110k.

How did you finance this deal?

Traditional lender, just squeaked by. Cash for rehab.

How did you add value to the deal?

Took a tear-down to almost gorgeous (will be done soon).

What was the outcome?

So far, phenomenal!
