I would check with the lender you are working with, but this is definitely possible and has been done by many many investors. If you are working with hard money lender I don't think even think the money needs to be in your account for it to "majure". If you are looking for a great hard money lender reach out to Joe Latson from Backflip, and I am sure he will happily answer any questions you might have.

I think you hear about partnerships so much on the internet, and quite often it sounds like it's easy to set up and although the concept is not extremely difficult I stand behind everybody else's comments 100% about getting a lawyer involved. Lawyer will help you to get all the details figured out and make sure any agreement/contract you and your partner establish is truly legally standing and binding

I would say definitely not an easy task, but also not undoable. I have talked to few lenders and this is exactly how they started, working at part time as they were building their clients database. You definitely have to have twice the drive to be competitive and deliver even more value to your customers than someone doing it full time. However, I do believe that in today's world where we are surrounded by technology, there are surely tools that could help you automate tasks when possible. Important though to still stay engaged with your customers to avoid that artificial relationship feeling

Hi all, 
I am currently in search for the next STR property, and while analyzing one property of interest I ran into an issue I didn't really experience before. While trying to estimate the home owners insurance, I ran into two companies telling me they won't insure the property because it is in fire risk area. I talked to the local agent and asked to see if she could provide me with insurance that the current owner was using, but unfortunately the current owner does not have the property insured. I got a hold of local insurance office in the city the property is located in, but even they wouldn't provide the policy. My question is, is anyone aware, had good experience with and could recommend and insurance companies that either specialize in high risk properties. I tried Google, but most of the hits I get are the insurance quote crawlers that are not very helpful. Thanks a lot!

Would be pretty amazing, to kind of have a pre-analysis filter tool. What I mean by that is have a tool that you can specify your area for example, Denver, Co and establish some investments rules, for example 1% rule or others, and have a tool run an automatic scan of properties that come to the market. Properties that hit the filter would be provided to you for further analysis.
