I know this is not the easiest question to answer but I thought I would bump it once to see if anyone has any useful information. I will be closing on my next property in the next two weeks so I am trying to do as much planning as possible. It is actually located out near Westford MA.

Hello all,

I am currently looking to buy my second flip and am working to find new subs to try to increase my profit margin on flip #2. The first one went well but I felt like I was paying/being quoted full consumer rates so I ended up doing more of the work than I wanted to thus increasing the time it took to complete. If anyone has good plumber, electrician, carpenter HVAC recommendations I would really appreciate it. After doing a lot of the work on #1 I have learned a lot and know which jobs save a lot of money and which jobs are simply not worth it.

Thanks a lot for that info Ron. I assumed everything was the same but I wanted to be positive. 

When you say we or us, who are you referring to? Are you an agent that sells REO's or do you work for a bank or holding company? I'm just curious whose perspective I am getting.

Hello all,

I was wondering if anyone could point me to a good write up on the steps to take once your offer on an REO has been accepted. This is my first time and I am trying to be as careful as possible. Where could I potentially get screwed, what could potentially delay closing, what should I be doing proactively? All of this is beyond the normal home purchasing stuff which I am aware of.

I have been searching but get a lot of generic "how to get your offer accepted" articles which I have not found to be terribly helpful.
