What is the best practice for the keys you give the tenants? Do they get a set of the original, master copy of the keys? Or a copy set of the keys?

Hi, I'm a first time landlord. 

I have questions regarding the Zillow application process. I have approved an application and am expecting a deposit today. 

What happens with the other applications that I received once I close the listing? Am I supposed to actively select "Decline application" and a reason why? Or does the posting just close and that's it?

I'm a first time landlord and I am about to sign my first lease!

Do you have any recommended online services that you used for signing various documents (ex. Deposit to Hold Agreement, Lease, any addendums)? Are they free or worth paying for?

I'd greatly appreciate any advice.

This is my first time as a landlord screening applicants.

I had an applicant on Zillow for a property with an income less than the rent amount. I confirmed with them their income amount. After they confirmed they make less than the rent, I denied the application on those grounds.

After that, they messaged me that they have a housing voucher which was not included in the application as a source of income and that the housing voucher would make their income reach the minimum requirements.

What do I do now? Tell them to re-apply, since their application has already been denied? I don't want to discriminate and I know it's important to be fair and take into account all income sources such as housing vouchers.

Thank you for your advice, Matthew. This is a reasonable approach. I want to make sure to follow fair housing laws for sure.
