Jason Regan, I really hope you can get your first deal sometime soon! Thank you for explaining how your experience has been and key differences. I feel I need to focus on getting the license and moving forward from there.

@Adam Cole Thank you for the great insight and telling me more about your story.  I live here in California where overall house prices are super expensive and a fixer-upper home is also very costly. I am currently trying to save as much money as I can at the moment as I am still in school and doing internships in which the money I get is going straight to saving for the first property.  

I am really trying to learn as much as I can to make a smart investment mt first go around and to see what others think is the best way to go about it. Many people on this platform recommend house hacking to start, but realistically, I would not be able to really do that unless I moved out of the state, maybe the FHA loan, or just invest somehow in another state altogether.

Do you have any suggestions on what kinds of properties to buy when you start out? Any advice for rookies getting properties for the first time?

It is super impressive that you will buy your first property at 19! I myself just turned 20 and looking into finding that first investment property. Are you planning to buy your property in your area? I am from California where the market is very expensive. 

Since you are able to buy soon, do you have any tips or strategies you are doing to accomplish your goal?

@Jefferson Mcvicker I myself am 20 years old looking into real estate investing. You mentioned you paid cash for both of your rental properties. How were you able to save enough cash? How is the market in Lima, OH? Do you have any tips for getting into investing there?


I am from California where properties are way too expensive. I am trying to expand and look outside of California.

How were you able to find this property? I am new to real state investing and do not know where to start. Do you feel house hacking is a good strategy to get your feet wet?

@Ben Morand that is really great to know for how much cash reserve to have and to know more about the FHA program. I really hope you pass your exam, as seeing your enthusiasm, I have faith you will do it.

I have not read any of the biggerpockets books, please send recommendations of which ones to look into. I saw them and they all seem super interesting.

@Jason Regan Hello! To answer your question, yes I am getting my real estate license currently. I am in the stage of completing the course work required for the state of California. It has been lots of information, but really interesting at the same time. 

Being that you are a season agent, what does that mean? Also, I am looking into becoming an agent or working for a commercial real estate firm, but just not sure yet. How do you like being a real estate agent in MA?

Hi Malachi,

I just also posted a forum question similar to yours as to even where to begin for young people like us who have little money and less experience. I myself am studying to get my California real estate license which I hope can help build foundational knowledge about real estate in general. So far, the school is very helpful and could be something to look in to. 

Also, you mentioned that you have no credit, I would highly recommend trying to get one credit card to start building your credit as it is very important to even be considered for a loan. 

I have learned individuals who have served can get special loans with no money down to get a property, which can be a great advantage to begin your journey. Definitely do research in your area and benefits for individuals who serve. 

Definitely connect as I am still learning as well and just trying to get the basics down like yourself :)
