I want to wholesale properties. Nothing else for now. I'm creating bandit signs and coming up with a direct mail campaign. I've already mailed out a few letters and I'm in the process of writing more. I'm determined to make my first deal before summer is over.

Today I checked my email and received a reply from a ad I posted on backpage. The reply was from a wholesaling company with 5 properties for sell. YES, my first leads!!! Anyways, my question is how do I go about qualifying these leads so that I can determine if they're deals or not. Is there a certain process that I should follow?

Thank you all for your advice & responses. This place is a goldmine for making money. I wish I'd have known about this a while back but oh well, better late than never right?

Anyways, according to Fulton County laws bandit signs are a no-go, but I don't know if they enforce it or not. I'm going to make some signs and test the waters. Hopefully it won't be a big deal, if so I'll find another way to get the word out. As of now I'm developing a script I can use for buyers & sellers and also figuring out what I need for contracts. I can't afford an attorney, yet, but once I get some money coming in I'll start searching for one. Hopefully I can get some kinda response soon.

What's up everyone I'm Q from Georgia. I've been reading up on wholesaling for the past couple of weeks and decided to give it a go. Today I went down to the Atlanta court house to find the latest probate records. The problem is the only way to find the probate records in the system is by name not date. So I basically typed in random last names and then wrote down all the names that had filings between late 2011 and early 2012. I have close to 40 names. My question is what would you have down if you were in my situation? Now that I have these names who do I contact and how do I get in touch with them?

Also, after I left the court house I went across the street to the tax assessors office and wrote down a list of out of state owners who have property in Georgia. I only have 9 names. What should I say to them?
