You have to keep marketing. Using different techniques consistently will help. Once you find the deals, what is your strategy? Buy and flip? Assign? If you want to work as an unlicensed broker you need to know 475. There are people that I have turned in for brokering without a license (I even see some on BP) because they were operating illegally. So far, I haven't seen them post about being investigated. One just had to hire an attorney. Also, if you are representing you are buying houses with no money to do so, you need to find funding so that you CAN do what you are representing. There are a lot of people promoting this, but most don't know laws in other states. One person called me totally freaked out that I reported them stating "wholesaling is legal" and then went on to say they had a "JV agreement" to market a property. That is total garbage promoted by someone that doesn't know or doesn't care about the laws. So, don't believe everything you read or hear without verifying it..even what I saysafe

Oh yeah I made sure to get my RE license just to be safe.

Hi, @Kary Johnson I'm a newbie investor in south Florida as well. You'll definitely find tons of useful information within Bigger Pockets and I would definitely suggest real estate investors meetings as well. One that I know is the Broward Real Estate Investors Association and the Miami-Dade Real Estate Investor Association. As far as the bandit signs go you'll definitely have to be patient, as one of the other commentators said, the market is being bombarded by those signs and other methods of marketing will definitely help such as door knocking. One investor that I know about actually puts up 50-70 signs per week!

Try a magnet sign on your car.

If you're tight on cash like I was, do the following.

1. Drive for dollars and make a list of houses. 

2. Go to the county assessor and obtain owner name and mailing address. 

3. Mail merge letters to the excel list, print letters and mail them. Hand address the letters. 

4. If you're willing to go above and beyond (which you should be), get intelius (20/mo) and cold call your leads. 

It's very cost efficient to do this process but also very effective. You'll make up your lack of money with time, so be prepared to work for it!

Have you checked on your signs? They may have been removed quickly after posting them. Just keep with it and deals will come.
