Maybe long time ago inspectors were actually proud skilled men that had lots of structural knowledge and integrity. At some point anyone could become an inspector. Literally any fly by night operator. Nowadays most states license them but license does not mean knowledge. License means some legal body gets to make money by collecting fees. There are no requirements for the inspectors. Like being a contractor with experience, and basically no legal obligations. It is a great way to make money if you have lots of friends in real estate and they can get your name around. It is all about money. Be your own inspector.

I had created a ticket and indicated that he will need to report all issues right away.

He has gotten very comfortable to wait until the end and then text me or call me with an urgency instead of creating tickets.

That ruins my weekends needlessly and does not allow me to plan.

This might be my fault, in part, because I allowed it to  go on and people/tenants start to take advantage of "courtesy" as business as usual.

If this behavior does not improve, I may not renew the lease.

There are other good tenants out there who will be happy to have an upscale unit like mine.

Now I am beginning to think that the issue may not be the non working compressor but the lack of R22 freon that they do not want to replace and forcing me to get the new unit instead. Great point, actually.

Absolutely no section 8. I will sell before I have to accept any section 8. The govt had us in a lockdown with the payment waived from the tenants. Do you think I would ever trust them? I will not even take FHA loans, EVEN if the have a better rate. NEVER!

I believe there is no recourse and you will find it in their reports. I believe you can watch a few youtube videos and learn to do your own inspection. home inspections are usually cursory. they almost never "inspect" anything in great detail. it is basically all visible stuff. they will not open anything to inspect what is under the hood. I learned that it is better to do my own inspections except for a  roof. roof will be based on its age and ceiling stains. 

In my contract I specifically state what not to put in a toilet or a drain. If the clog is due to malfunction I fix it. If the clog is due to tenant disposing things improperly then tenant pays for it. The plumber will have the evidence. Make sure that all plumbing must be fixed by your plumber and not by tenant friends. Clear and simple.

I have a good tenant with a demanding schedule.

He pays on time and keeps place relatively clean.

I respond to all requests immediately and always work with him.

However, he does not follow certain parts in our contract and perhaps he has not even read it.

He tends to sit on issues because he "does not want to complain often" and "wants to be a good tenant" but then the issues accumulate and he wants the fix immediately. (fyi: there are not a lot of issues at all as the unit is well kept)

For example, we have one older AC unit that services one of the floors that has an issue with its compressor.

He knew several weeks ago that the unit was not cooling but did not report because it "was cool outside" and he was ok "not to bug us".

But now it got hotter and he wants the unit fixed right away because he cannot stand the heat.

The lower and upper floors are cool but to him it is an emergency.

Unfortunately, we have to work the kinks with the contractor and I cannot fix this in a week.

Because of his delay in reporting I cannot even get multiple bids.

I had many times straight out told him to report issues right away but it is not happening and it is causing extra stress and high costs on my end.

Tenant thinks that he is reasonable.

I have multiple safety checks in a contract that require to be followed, such as tenant needs to let me know when away from property for over 7 days so that I can come and check that everything works fine. 

Unfortunately he does not follow it.

What would you do?

Absolutely not. Additionally if it spans through a year it adds even more headache. Imagine if you have to evict her?
