I have a property out of state (GA) and trying to decide if I should try to sell it or rent it.

It’s a townhouse and I really would like to hold on to the property but I’m concern I could get a bad tenant on a 400k property.

Does it make sense to rent a property of that price range?

Please any advice, suggestions are welcome. Thank you
