@Kerry Baird I totally agree! I've grown to truly values these realtionships with my clients and the tenants in the properties I manage. They are all unique and provide me with perspectives I didn't have before meeting and interacting with them.

Our first property management client: a split-use commercial building in Riverwest, home to Riverwest Tattoo. It was a crash course in the realities of mixed-use management. This wasn't a spreadsheet asset; it was a living, breathing community. We dealt with late-night emergencies, complex tenant dynamics (commercial & residential), and the challenges of balancing diverse needs. Bottom line: It taught us that property management is about people, not just properties. Patience, communication, and adaptability were forged in that fire. We didn't get a perfect ending, but we gained invaluable experience that shaped our approach to comprehensive property management.

What was your first 'baptism by fire' property, and what did you learn?

Quote from @Jacob Palumbo:

Hi all,

I'm new to real estate investing and looking to purchase my first buy-and-hold rental property in the greater Milwaukee area. I’m new to the city (but planning to stay long-term!), and I’m still getting to know the local neighborhoods. From what I’ve gathered so far, the areas can vary quite a bit from block to block, which has made me want to dig deeper into where it makes the most sense to invest.

I’ve saved up enough to comfortably purchase a more affordable rental property in the northwest part of Milwaukee, where the cash flow looks promising. However, I do recognize that properties in these areas are probably less expensive for a reason, and I want to be cautious about potential risks.

If anyone has experience investing in Milwaukee, I’d love to hear your insights! Are there specific areas you’d recommend for affordable rental properties? Where did/would you start?

Thanks so much in advance!

Hey Jacob! Welcome to BP and investing in Milwaukee. My friend Shea Gajewski is just about to close on a property in River west. I would recommend looking into areas like river west and harambee where you have an neighborhood that is growing and a desire to rent. As a side note I also manage properties in this neighborhood and have had no issues finding qualified tenants on the higher end of the rent scale.

Quote from @Christine Vasquez:

Hello all!
I live in LA, and have a rental here as well. It has become too expensive to invest in another rental at this point. Looking for recommendations on states I can look into for a potential new investment. Long term/ short term rentals would work, ideally in the $400k range or lower. Thanks in advance for the help, open to any ideas.

 Welcome to BP Christine!

I would suggest you start looking into South Eastern Wisconsin. With a healthy growing economy, There is a great opportunity to capitalize while also having cash flow. I'm in connections with a 4 unit owner. Asking $380,000 brings in $4,000 (Beats 1% rule) a month with room to grow. The numbers make sense in this region and having a strong team you can rely on is KEY!

Let's connect!

@Fulati Paerhati the Midwest! If you are looking for cash flow + appreciation South Eastern Wisconsin is booming with industrial growth and healthy rents.
