Wow, did the guys over at Mobilehomeuniversity.com screw up. I am so irritated at this. I ordered their home study course the beginning of April and at the time of writing this (May 9th), I have still not received the course.

After waiting 2 weeks for the material to come I finally contacted someone by phone over there and they said that they would send out another course to my address since I never received the first that was apparently sent. And they had my correct address. This was on a Monday and they said I would have it by the end of the week.

Well needless to say I am still waiting. I finally had it with waiting and contacted them again yesterday to cancel my order and refund my money.

I was told that they would cancel my order and refund my money and apparently they are going to send me out another course. They said they don't normally work like that and it was just some screw up apparently. We'll see.

As long as I get my money back I will at least be satisfied. I wont hold my breath on getting the course though.

*I will keep you all updated on everything.*

IF and when I get the course, I will work through it, then I'll post another thread on my thoughts concerning the course itself.

Well I do not have the money to support paying him like an employee right off the bat. So I was going to pay him a percentage. I just don't know what a good % would be for that job.

Ok, I have a friend that I am going to "hire" to help out with raising capital and kind of be my wingman. I have a huge problem networking and meeting people but I do not have a problem once I am introduced at making a presentation. And my friend is GREAT at networking and meeting people and making intros for me. So I thought that we could work together.

So my question is this, how should I structure this relationship? Should he be more of an employee? And then what should he be paid? Or a partner and give him _____%?

Advice?

Ok, I truly have to give a plug here for @Michael Blanks Syndicated Deal Analyzer. I don't even know if this plug will even be allowed but i have to try.

I have now been using his tool for about a week now and let me tell you, I LOVE it. I was using David Lindahl's Big Profit Finder which is good, but I really don't think it is worth the $9 per month price tag. Glad I was on a 2 month free trial. With Michael's tool, you can do everything that Big Profit Finder can do and a whole lot more. I highly recommend anyone needing to analyzes numbers for multi-unit properties to check this tool out.

I have studied and use David's system. I personally think it is very good beginner information. I would not buy into the whole coaching that they have, but his system is solid IMHO.

Ok, I want to get the names and addresses for everyone in my area that owns multi-family apartments. Where do I go to get those lists? The assessors office? Do I have to go to every county to get there list or can I just go to one county and get them all for the entire state?

Also, where are some good places to go online that has mailing lists that you all use?

Aaron, I am currently listening to Dave Lindahl's course material. And will soon be getting Ray Alcorn's guide. As for SFHs, no thank you. I had my fill. I am only looking at starting with 5-20 unit apts at first. So nothing truly big.

Years ago I used to do hundreds of real estate deals (all SFH) and was perfectly at ease doing so. Now that I am just getting into the multi-family / commercial arena I feel I am absolutely terrified. I find myself talking myself out of doing the simplest things like talking with brokers or even looking up apartment complexes. I just keep listening to this course I have and hoping that I will learn enough not to be afraid anymore.

Anyone else have this problem? How did you overcome it?

I just wanted to ask the BP community a question. I am about to form my LLC for my real estate investing company (primarily doing multi-family, commercial, MHP, etc.) and wanted to know if I should do one LLC for a holding company and then one for my real estate company? I know next to nothing about holding companies by the way. But I know that besides REI, I am also doing market trading and thought I should put that company and the real estate company all under a holding company. AND if I am going to do that, should I create the holding company before I create my rei company?

Thoughts?
