Hey Rami- heres a few thought. A mentor does not have to be a person in your immediate area, mentors can be online, some people even consider authors to books as mentors. I have found most of my mentors through the different networking and mastermind groups Im in which are all online. Join some paid mentorship & mastermind groups. The free ones do not offer as much value in my opinion, you have to pay to play to get the right people and right value.

Anybody on here own & operate a seasonal campground? Not a mobile home park but a campground with seasonal rentals, pools, lakes, etc. ? I see a great opportunity to develop one and am just in the beginning phases of research.

Hey Daniel, im also in Philadelphia. You're 100% right about our market being block to block. It can be challenging if you don't know the area. I recently resigned from the Philly Police Department (thanks to RE!) if you're unsure of an area feel free to reach out I know the city pretty well and If I don't know details of the specific block, I know cops in every district that will know the the block.

Bought a Duplex for 160k in February of 2020, added central air for $8,500 and few misc things for less than 3k and sold for 265k In June of 2020 in 3 DOM.

Goal is to increase my taxable brokerage account significantly with all of my flip profits (approximately 60k annually) while I live on my w2 and rental income and get a SBLOC at less than 5% interest I can use for real estate while my principal still grows and compounds. I’d like to set it and forget it in an index fund that way I can focus on my strengths but if DGI really can beat the market, which some swear it can, then I’d focus a few hours a quarter on research and review for dividend companies. I’m Leaning towards a 3 fund index portfolio and then just hoard all of my profit there

@Randy Bloch That's a good point to consider. The indexes attract me for that reason- I am not an expert in picking stocks nor do I really care to be. I would rather focus on my strengths and passively just keep pouring money into it. BUT that being said, if it only takes a few hours a quarter to review things, I'm sure I could pick it up and fit that into my schedule if dividend investing CAN beat the market consistently.

It seems from my research people are either Index fund investors or dividend investors and both sides make good arguments and will explain why their strategy is better. Dividend investors claim they consistently beat the market and index fund investors claim dividend investors are full of...it AND get hit with a heavier tax burden. 

Heres my situation - Im 26, My profile is not up to date but I have several properties I've acquired through BRRRR investing, Owner-occupied duplexes, Partnerships doing the leg work for equity, and seller financing. I have done 2-3 flips annually for the past 2 years (focused on increasing that number to 8). I don't have a crazy amount invested in the market now only about 50k but I want to increase it while it's on sale with the money I have sitting in a savings doing nothing. My goal is to max my Roth out annually and significantly increase my balance within my taxable account and get a SBLOC against it I can use for rehabs or BRRRR etc. My question is - dividend portfolio or index funds? Why? Any advice or direction is appreciated!
