As fellow BP member @Stephen Chatto noted, I am from Tucson as well, and have been investing here (as well as other areas nationally) and have been involved in our market for 19 years or so.  

To me, all the metrics you mentioned are certainly good "Rules of Thumb".  However, that is all they are.  Rules of thumb.

Does Price per square foot play a part in pricing a home?  Sure.

Does proposed roadway changes affect value of affected values (i.e. Grant Road extension)? Yes

What value does the 85706 zip code (South Tucson) have over 85756 (SW Tucson)? A huge value.

However, all these are simply "Rules of Thumb" that you pick up over years of practice in the field.

Knowledge = Confidence, Ignorance = Fear.

It's certainly a good idea to study the market.  However, if there is ONE thing I've learned in 19 years of practicing actively in this market, is this precious truth...

My advice?  Instead of studying hundreds of homes or analyzing in a spreadsheet the ratios of this metric or that metric...

Just Do It.

Take action NOW because no deal will ever come up perfectly in the numbers.

I'd love to meet sometime if you like, let's meet at a Coffee Exchange or something!

I produced it a while ago for just this reason.  Again, it has no sales stuff on it, just 100% content, and I designed it specifically for questions like this!

Fascinating that so many should have both positive, as well as negative feedback...

Regardless, I welcome it all, and as @JohnThedford so accurately noticed... 

"This must sting a bit" is indeed meant to be eye catching, and the message is in fact directed mostly towards Realtors®.

As to the "Sell a course" route, I needn't do that, as over 480 podcasts and dozens of articles penned by me already tell the tale of my giving to the Wholesale community.

Rather, it is a message directed towards Realtors® to encourage them to not only represent YOU as an Agent, but be more mindful of their OWN investing.  A way to encourage them to be sure to invest on their own instead of looking ALWAYS to Investors for deals.

Certainly there is none among us that would argue that point.

I plan on getting my license after I finish training and broker large MF. I like them more than SFR, or maybe syndicate. It really just depends on where I'm at and what I want to do. Being at the needs of the army puts me at a disadvantage, so I'll just have to switch with what works in the area until I settle down.

I'm sorry to hear about your experiences.  Take heart... I just got off my Coaching calls with some of my students, and one just locked up a 42k Wholesale deal, and another just completed his 18th wholesale deal so far this year.  

There's nothing special about special people... it's what they do.
