This is an incredibly exciting post to read! My wife and I’ve been working on getting our first property and Spokane has been a primary focus market for us. Happy to say that the seller accepted our offer earlier this week! We’re heading to Spokane this weekend for a view of the property. @Jeff Hornberger would be great to see you if you’ve got time midday. If not, we’ll be back.

@Kyle Anderson welcome! How's your access to capital/credit? We bought our home in Shoreline a year ago and have seen it appreciate 125k without consideration for what we've done on the inside (new floors, kitchen, bathroom, etc...). HELOC just funded a week ago and currently looking at Spokane, Dallas, and parts of FL. Our goal is two properties this year whether SFR or MFR. Not too far ahead of you so would certainly welcome conversation.

@Robert Freeborn my search has historically stopped anything north of Marysville.  I'd love to hear how you're finding success further north.

Hey Megan! My wife and I are fellow Floridians that are now in seattle. Love it here. Our primary is in shoreline which we are in underwriting for a heloc. Currently looking in Snohomish and Pierce counties as well as Spokane and some places back in Florida. Goal is to close on a 2-4 unit MFR in the next few months.

I feel your hesitancy about long distance investing especially OOS. For us, we’re looking into areas we’ve lived in the past as were at least familiar with it (ie florida and Texas). Additionally, for the more risk-adverse (Wife is same way), we’re looking into Snohomish, pierce, and Spokane counties as it seems like a lower barrier to entry yet is still seeing great rental growth. @Robin Croen what part of the city are you looking at? Any desire to house hack a small multi family? The mix could be do FHA loan on a home with enough space for an ADU, then rent out the main building and live in the ADU yourselves. It'd be interesting, too, if you could refi while still living in the ADU and the main is being rented.
