Post: BRRRR refinancing question

Looking into attempting the BRRRR method, most likely with using a hard money lender for the initial purchase and renovation, however I am concerned about refinancing with our DTI ratio. Is this a potential issue, or are there ways around it? Any input would be appreciated!

I am curious if anyone has heard of or worked with MDI West Properties as an equity partner.  If you have worked with them, what was your experience like?

They offer JV partnering in which they fund 85% of the cost for fix and flip investments, you pay 15%, then split the profits 50/50.

Thoughts?

Thanks @Sam R.! Im curious, did id you use your HELOC just for the down payment on your second property, or did you use it to purchase in full? Wasn't sure if a bank would have an issue with us using a HELOC as our down payment? Also, did you have to pull money out of your HELOC first and season it in a bank account for a couple of months prior to purchase? Sorry if these questions are silly, still trying to learn here :-)

Regarding Everett- what are your favorite neighborhoods?  Obviously I wouldn't want to go near Casino road...any other advice for that area?  I would imagine some of Seattle is spilling over to Everett due to lack of inventory for rentals...and maybe near Boeing or the Naval base?

Greetings from Seattle! I live in the shoreline area of Seattle with my husband and have been listening to the bigger pockets podcast for months now as well as reading as much as I can about real estate (can you say Rich Dad Poor Dad?!) I finally decided to take the leap and join BP Pro so I could network and connect with others in my area. My goal is to build a passive income stream with SFR and multi family rentals, probably using the BRRRR method. We currently own our primary residence in Shoreline and are considering options how to make this work, Home equity line of credit? Private lender? Advice on how to get started with our first investment property with little savings and a bit of equity to work with are appreciated!

Currently I am seeking opinions/advice on where to invest around my area. My husband and I are willing to go anywhere from the Seattle area all the way to Bellingham, depending if we can make the numbers work for us. My main towns of interest are Everett, Marysville, Mount Vernon and Sedro Woolley (Snohomish and Skagit Counties). Anywhere north of Seattle makes sense to me since we go up north to Mount Vernon at least once a week and are familiar with these areas. Any investor agents familiar with these counties? Hit me up, I would love to connect!
