Why can't the father execute a POA for his son? Then have the father sign a termination letter of some sort - that an attorney draws up, of course. When the military go away for long periods of time, they execute POA's for leases, etc. Can't you do the same with this situation?

Mike Bean. Have you had anyone do a debt to income ratio for a commercial loan.  From your comments, or unless you have partners, it looks circumspect to me that you would make it through underwriting. 

most leases I have seen over the last 25 yrs have a clause that said "if it less than $75, it is the tenant's responsibility.  To include plumbing.  A friend who had a lot of SF rentals always had that in her leases long before it was the norm.  She told me, almost every tenant stuffed paper towels down the toilets, or something similar until she put that in her leases.  I like what Ned said, though.  Unless it will F ^ up and cost more money in the long haul.  Also, I would get an app for my tenants or a cell phone that is just for tenants.  If I owned property, that is.  I wouldn't have them texting me at 3 am.  Borders on harassment IMHO. 

Exactly how old are the units?  A friend is a banker and wife is an insurance broker.  What about your liability with units that old?  Can you get insurance on these properties?  Especially down in hurricane alley.

If memory serves me from taking a real estate course years ago, I thought that an agent was supposed to present all offers?  Can someone correct me  on this? Or is that only in some states.   The old timers have a tendency to forget the new laws, IMHO. 

Mr. Castronovo.  Was there a contract involved?  Did you have a contract with the PM?  IF so, then it is pure contract law.  Disclaimer. Not an attorney, just read a lot.   And interesting read for a potential new investor.  That many PM are not honest.  Scary. 

How does a private investor find out about the traffic count for any purchase. Whether it be for multi-family, convenience store, or self storage?   For self-storage, how do you find out the saturation level?
