Post: Residential Assisted Living Education

I am interested in opening a residential assisted living home in Kentucky. I am trying to educate myself and the only program I have found is @Gene Guarino’s Residential Assisted Living Academy. I read on another thread that this program does not include any forms or templates, which would seem like an essential part of any educational offering. Does anybody have experience with this online training? Any information would be helpful. 

I have read about the program on Gene’s website and it sounds fairly comprehensive, but I would really like to know what is actually included and what is left out in an effort to get you to purchase the more expensive program and coaching. Not saying I won’t buy the program, but if its just regurgitated from the free short videos he offers and the Assisted Living Network podcast, why spend money for the same stuff? FYI...the book I stupidly paid $14.95 for “Investing in Senior Housing” by Gene Guarino is actually 113 pages of larg print and offers no more than you will learn from the podcast and free videos.

Welcome Sean. I totally agree with Steve and the links Linval provided contain a lot info for the basics and then some. REI is definitely a lifelong learning process. So start with these links and recommended books and always strive to keep learning more. Good luck!

wow @Clay Smith! That is some really great info. I really haven't seen much from Kentucky investors about sub2 deals. I was starting to think sub2 was illegal in Kentucky! Thank you. I will obviously need to keep learning because I'm not sure I fully understand everything you described, but it gives me some direction. I may have more questions and hope it would be okay to reach out to you.

I am pretty new to REI and I am very interested in seller financing and the sub 2. I've read several threads on BP, mostly from @briangibbons, and listened to some very informative podcasts but there doesn't seem to be much input from any investors from Kentucky. Have any of you all done these type of deals in Kentucky? What about doing a wrap mortgage or lease to own as exit strategies?

I would really appreciate any input here!

Thanks everybody. We are getting ready to buy our first multi-family and seriously looking at the Old Louisville and south end areas. This is great info and makes me realize how much I have to learn!

Hello,

I am brand new to REI and although I have had vague thoughts of doing real estate investing in the past I am truly ready to jump in with both feet!

I have been busy reading everything I can find about REI and am enjoying absorbing the info like a sponge! Loving the BP site, resources, blog and forum.

Any advice or encouragement is much appreciated!
