I found my undergrad and grad experiences to be fascinating, fun, and wonderful. HOWEVER!  Do you want to work for someone?  If yes, get a college degree. Michael Dell, Bill Gates, Rush Limbaugh, President Lincoln, Zuckerberg, and Melania Trump don't have college degrees.  The smartest people in my high school classes are today very successful without college degrees;  one is a graphic artist, and the other owns a car parts internet business.  Do you watch Graham Stephens on youtube?  His new tube breaks down his $1600000/month income.  I think he's about 27 years old.

In all the states I have checked on, obtaining the CPA does not require that accountants take any tax classes whatsoever! Get someone who at least has a federal tax preparer pin number.  You can also go to an 'ENROLLED AGENT who in my opinion is the best place to go regarding taxation.  ENROLLED AGENTS can practice in front of the IRS.  They can run rings around most accountants and cost half as much.   I buy LASSER'S TAX GUIDE for forty bucks every year.  A great help for any of us real estate investors.

If you think this is a "loss"...omg I feel bad for you.  Are you a perfectionist?  Did you want a bigger amount in your pocket?

Huh?  What?  Thank your creator and be happy and go get a soda.

It's Friday.

Call and write your experience to your state contracting licensing board.  They can revoke his license and probably will!

Ah...there's a reason they want to buy it.  RE agents "know" the market.  What is it you don't know about why they are so enthusiastic to buy this property?  What is going on with the zoning?  What is going on in the area?

Kudos for having the guts to even thinking about it.

1-6 percent and 70% of those will come in the next few months and 30% will come over the next 2 years.  I've been through this a million times with various products.

It depends on the deal.  I'll consider the specific deal above anything else.

Think I prefer my 12% returns from day one on cheap condos.  Easy to find.  Under-loved.

Not much city interference.  Easy to manage.  Fees include water/sewer.  Every time I do the numbers on multis and houses,  I go back to condos.
