I am looking to network with wholesalers or anyone that has availability to properties at a discount. Contact me if you have properties for sale or would like to work together. I can buy properties for cash and also willing to purchase owner financed properties. 

Thank you everyone for the advise/knowledge, it definitely makes since to have a real estate agent write this letter and also review the Comps. This is exactly why i come to the BP forums to help with obvious questions like this one. Hello all, 

I found a property in Texas City, TX that has a potential for great cash flow once it is rehabbed. They are asking $120,000, which I personally think is to high after evaluating the comps and considering how outdated everything is. This property will need a full rehab from top down, it still has all of the original finishes from the 70s. I am planning on offering 90k which is low for the property but it gives room for a reasonable counter offer. I must add that the seller is motivated to sell. I plan on writing this offer letter myself and would like to get opinions from the professionals here on BP. What are the key components to this letter that I must include to save myself legal issues and money as well as making it look professional?

Hello all, 

I am a full time general contractor and a part time investor based in the league city / south Houston region. I am looking to network with real estate agents, brokers, wholesalers, and other investors as I am new to investing in real estate. I initially need help locating and purchasing deals In my area. I am rehabbing a property right now and Will be putting it up for rent before the end of the year, I could use some advice for this as well. I can help other investors with the rehab process as I know a bunch of subcontractors that do it all in the greater Houston area. 

Yes sir, I agree for the most part. I know that In some instances you can keep expenses low by doing it yourself in lieu of hiring a professional. Whether it’s managing properties yourself or finding properties yourself. As a new investor with much more time to invest than money what are some of things I can do myself and the associated disadvantages/advantages?
