Does anyone know where or from whom DataQuick receives their foreclosure data?

I have thought, for a long time now, that DataQuick receives their data from mining the public records themselves. However, I recently spoke to a real estate Broker who claims that DataQuick in fact purchases the data from a separate company. Is this true? And if it is, does anyone know from whom they receive this data?

I hope I am posting in the correct location...

Is there anyone out there who could direct me to a few samples of Letter of Intents to purchase real estate notes.

This is something completely new to me, however there are a few notes from a bank which I would like to pursue.

Any help would be greatly appreciated.

So, the new buyers will payoff the delinquent HOA amount?

Are there any repercussions against the foreclosed owner?

If HOA fees are not paid and the owner has their property foreclosed...is there anything the HOA can do to attempt to collect the unpaid fees?

I hope that I am posting this question in the right location. Please allow me to apologize ahead of time if I have put this in the wrong location.

I have an opportunity to purchase non-performing notes. I do not have any experience in this field, but the price of the notes are tempting.

Can anyone give me advice as to what price points I should expect to purchase the notes? Any major pitfalls or danger I should be aware of?
