I understand your point about the 4.78 rating. While it may seem low, the property has a consistent booking history, and I'm confident that it has strong cash flow potential. Once it changes hands, I believe a new owner could enhance the listing to improve its rating further.

As for why a cash buyer, I'm focused on them to streamline the closing process and minimize complications. However, I'm open to exploring different options. What do you suggest as an alternative to targeting cash buyers?
