Hi all!

I am a little confused how a broker comes in play with my power team? I know a broker could help the people who need loans once I am selling the house. How can I use them for starting out?

@Andrew Johnson these are the houses that you can tell from the road they are vacant and abandoned.  Also have tonsssss or repairs needed. Forsure not vacation rentals. 

@Ryan Terwilliger can you help me find the contact for these homeowners?

Hi!

I went "driving for dollars" today and I seemed to find a ton of houses in Galveston that I see potential in. Im just wondering if Im missing something, since other investors haven't scooped them up yet? I also see the potential because other house very close are being remodeled left and right.

Also, what do I do next to lock them in?

I took down the addresses of houses Id like to get under contract and I plan on mailing them a letter today letting them know I am interested in buying their home. Does this work? Are their other ways I can get the seller to sell me their house? And if the house is abandoned is anyone going to read my letter?

I have been to a RICH club meeting and then I went to the houstons REIA and REIA Houston is a lot better in my opinion. You get to go to a three day weekend and learn a ton when you join. It also seems more professional. Just my thoughts. I did not join RICH but I'm sure I could meet other investors there.

Hello, When trying to buy a house for a wholesale price everyone keeps telling me $3,000 non refundable deposit. I was told the $10 and $10 works for wholesale but I'm not finding that accurate. Also if a deposit is required is there a way to ask the buyer for the deposit before I get it under contract? Have this issue please help (No I don't have the money for a deposit) Thank you all, Kameron

I know the marketplace here, but I am the middle person not the end cash buyer (for now).

Hello Investors,

I am seeking out to figure out if I am going to be safe or not. I have a seller who is also an investor. They spoke to me about finding a buyer to agree to over a certain amount and anything after that I can keep. I have found a buyer and before I make it certain with my buyer on a specific price, should I get the home owner to sign an agreement? The homeowner didn't want to put it in contract with me so the house isn't tied down and so I am not on a time limit. He did agree to sign anything if I wanted him to.

If I want to have an agreement do I need an attorney to write it up?

He also tried to reassure me that I would get my money because his reputation is on the line. I feel he is being honest, but being a novice I do not want to get taken advantage of.
