Hey BP! I’m starting to analyze some deals today. Do you guys have any websites you use to get instant home insurance quotes? I’m doing this to try and get a little more accurate monthly expense column. Thank you in advance!

What's up everyone! I'm currently looking for my first investment and I believe I am finding some good deals. Does anyone know any tips/ strategies that I can use to analyze deals and know for sure whether they are good deals or not??

Hi everyone! I need some advice. I just read Sott Trench's "Set for Life". It was a great book and I am going to follow his ideas. But I'm struggling with deciding whether I should pay off my consumer debt first or save to have my cash reserve for my first investment opportunity. I want to have the cash so I can stop missing potential opportunities. What do you all suggest?
