Hello @Robert Arnold! Appreciate the inquiry. I used Petscreening.com when they originally brought the dog into the apartment and instructed the tenants to do the screening and a month later, they were no able to fulfill the petscreening.com. Petscreening.com did not accept their paperwork and at the end, I just ate my pride and let them keep the dog as an ESA because I didn't want to get further into legal issues. They have been great tenants and I never see the dog there whenever I go to the property and they pay the rent on time and keep the place clean! Letting them keep the dog as an ESA was more of "feeling or hunch" that things would be fine and overall, I simply wanted good tenants. I have learned from the issue and have incorporated certain questions to my application process. Thank you!

I am 42 y.o. and I own 18 doors (3 fourplex, 1 duplex and 4 single family). I started my RE investment journey back in 2010 when I purchased several SFH at auctions. Most of my units are built after 1985. At one point, I had 9 Single family homes but I been slowly selling those and doing 1031 exchange into multifamily units. My next goal is to invest in a large 20+ unit complex. Hopefully there opportunity will present itself soon. Thanks

I had a tenant submit a Emotional support animal application on petscreening.com and petscreening.com returned the application to the tenant stating it does not meet the FHA/HUD guidelines as the documentation is insufficient to support the ESA. Tenant has not responded to the request but insists it's a ESA. What should I do?

Just for sake of information and discussion, the tenant presented me with an Emotional Support Animal Registration of America certificate on June 13, 2020  At this moment, I already knew I can't say No to the animal in this case, but requested the statement of proof or medical necessity from a Healthcare professional since there was no visibly evident disability that I could see. Per Fair housing Act, it states that landlords can request documentation proving the need for a ESA. The problem with the ESA registration is that anyone can go open online and open a account and for $50-$60 print out a certificate. I did that just to test it out even though I have no animal. Anyhow, I did open a account on PETSCREENING.COM and created my landing page with all the Pet and Animal policies and have asked the tenant to complete the steps necessary for that. I am willing to play by the rules and any laws, but there are soo many unfair rules, laws on the books that just don't make sense. Thats the world we live in guess. Life isn't fair!

I have New tenant for which I signed a new lease on June 12, 20. At that moment, they did not have any pets and 2 days later they said they were gifted with a dog by a friend and the dog is registered as a Emotional support animal. Truthfully I was unaware of the ESA guidelines and Fair housing authority rules so said let's sign the pet addendum and that there will be a pet deposit and pet rent. They responded with a google search picture stating FAir housing authority (FHA) says no additional Pet deposit or rent can be collected. So I did my research and according to FHA guidelines, we can ask for supporting documents if no disability is visibly present. I am fine with the Emotional support animal if it's a true need; So I requested from the tenant a statement from a doctor stating his need for a emotional support animal (ESA). Per FHA Since then, it's been 4-5 days and I have not heard from him. What should I do? My hunch is that the pet is not truly a ESA for any medical need but simply a method of getting out of paying additional deposit and rent. What is your experience in this case? Any advice?
