Jonathan.  I am a real estate agent/investor in South Florida that works with many investors.  It really depends the type of service you want the agent to provide you.   Setting the expectation up front with mutual agreement will create that long lasting relationship.  Agents are dime a dozen.  When someone say investor friendly agent means they have a tougher job compare to a homeowner selling their house.   It takes tenacity and passion to work with investors.

It depends what area of interest in Florida. 

Chris, Network with people and go to REI meetups. You maybe able to find wholesale deals. In my case I am partnering up with my clients to invest in multi families. You have the will and you will definitely find a way. Don't lose hope and never give up.

It really depends on the area.  I don't invest in Allapattah.  The turn over rate is higher and it is consider a high maintenance area.  In stress free neighborhoods the cap rate is averaging 7-8%.   If you find a true 2% investment please include us in the deal.

I have been investing for my clients and myself in South Florida for many years.  Jason is absolutely right about disproportionate rent/income ratio.  For buy and hold investors it is a plus. Many people like yourself will run away from market like this, but if your intentions are to hold for a long period of time it isn't so bad.  Vacancies for down here in decent neighborhood is usually 3 weeks max.  Most importantly do the numbers and if it works for you it is a great market.  If it isn't start going north.

I have been researching Jacksonville and the neighborhood is hit or miss. You need to know the area or research research research. Perform a site visit.
