if the cash flow supports it- why not just re-fi and cash out.

I would look into the Redfin model.  They have a program where they agents a salary instead of commissions..

There was a company called Zip Realty that did that as well...

Check out chicagorealtor.com you can probably take classes there as a non member. I know they offer class on PM but mostly geared towards brokers not operators.
